Buy rural land in Colorado directly from us, with owner financing and no credit check. No bank, no loan application, no gatekeepers. Just a straightforward path to owning a piece of the outdoors, on terms that make sense.
Owner financing simply means we finance the land ourselves instead of sending you to a bank. We own the parcels we sell, so we can offer the financing directly. You make a down payment and a fixed monthly payment until the balance is paid, and then the land is fully yours.
Because there is no bank involved, there is no credit check and no lending application. Traditional lenders rarely want to finance small rural parcels anyway, which is exactly why owner financing exists. It opens the door for people who want land but do not want, or cannot get, a conventional loan.
The whole process is designed to be simple and transparent. Here is what it looks like from the moment you find a parcel you like.
Browse the available land and find a parcel that fits what you are looking for. Every listing shows the price, the acreage, and the key details up front.
Use the calculator on the listing to set your down payment and term. It shows your real monthly payment instantly, so you can find a number that fits your budget before you commit to anything.
Reserve it with a $399 document-preparation fee. That takes the parcel off the market and holds it for you for 14 days while we prepare your paperwork. It is fully refundable until you sign and pay your down payment.
We prepare your agreement and send it for signature. You will see your exact terms in writing, with nothing hidden. Take your time and make sure it is right.
Your down payment is paid at closing, not at reservation. For cash purchases and deed-of-trust closings, a licensed title company handles the closing.
Make a simple fixed payment each month. You can use the land from day one, and when the balance is paid off, the parcel is yours free and clear.
For the right buyer, owner financing is the easiest and fastest way onto a piece of land. A few reasons people choose it:
Your approval is based on the down payment and term you choose, not on your credit score. There is no application and nothing to qualify for.
You deal directly with the owner of the land. There is no lender, no underwriting delay, and no third party deciding whether you are allowed to buy.
Put more down for a lower payment, or keep the down payment small to get started. You choose the combination that works, and you see the numbers before you commit.
You do not have to save up the full price first. A down payment gets you onto the land, and you pay the rest over time.
Here is what to expect on a typical owner-financed purchase. The exact terms for any parcel are set in the agreement you sign.
Down payment
Paid at closing, not at reservation. A larger down payment lowers your monthly payment.
Interest rate
Set by your down payment and term. The calculator on each listing shows your real monthly payment.
Servicing fee
A flat $25 per month, already included in the monthly figure the calculator shows.
Property taxes
Collected monthly and paid to the county for you, then reconciled each year.
Prepayment
No prepayment penalty. Pay ahead or pay off early any time and own the land sooner.
Ownership
With a deed of trust you hold title from closing. With a land contract, title transfers at payoff.
Every parcel is also available for cash. Cash is the simplest path of all: you own the land free and clear with no note and no monthly payments, and closing goes through a title company. On each listing, the cash option sits right at the top.
Buying land online from a company you have not met is a fair thing to be careful about. So we make it easy to check us out. We own the land we sell, and you can verify that yourself: every listing includes the assessor's parcel number, which you can look up on the county website to see the ownership and tax records directly. Cash and deed-of-trust closings go through a licensed title company with title insurance, and every sale is backed by real, written documents. You never have to take our word for it.
